No, you don’t need to take notes during the inspection—I’ll document everything in a detailed written report for you. You’re welcome to bring your significant other, but I recommend leaving extended family at home. A home inspection is a technical evaluation and requires your full attention. Fewer distractions will help you get the most value from the process and ensure all your questions are answered.
Yes! You’ll receive a detailed written report within 24 hours of the inspection (often the same day). It wouldn’t be fair to expect you to remember everything we cover during the walkthrough, so your report includes:
- A clear summary of the home’s overall condition
- Detailed notes on all major systems
- Photos and recommendations for repairs or improvements
This gives you a reliable reference for making decisions and planning future maintenance.
No. My role is to evaluate the condition of the home and point out any potential repairs or expenses. While the inspection is an important part of the decision-making process, it’s only one piece of the puzzle.
Ultimately, the decision to purchase is yours. You’ll also want to consider other factors—such as price, location, and personal needs—and your real estate professional can help guide you through those aspects.
A home inspection is a professional opinion based on a visual assessment at a specific point in time. It’s a little like a doctor’s check-up: it can identify issues and improve your understanding, but it cannot guarantee the home’s future condition.
Some problems simply cannot be discovered during a standard inspection, such as:
- Leaks that only appear under certain weather conditions
- Hidden water damage under carpets or behind furniture
- Issues that only surface with daily use
For this reason, I cannot and do not offer a warranty on the house itself. However, home warranty programs are available, and I’d be happy to connect you with a reputable provider.
